[AC]Corporate lets

A house held for your teams, for years.

KJP Property finds and secures corporate lets across Manchester and the North West: a whole house held on a let of typically three to five years, for companies with a long term presence in an area. Your company is the tenant, on a standard corporate let contract, furnished or unfurnished, so your people can rotate in and out. I stay your point of contact for the length of the let.

Paid by the company: a fee when the house is placed, then a monthly fee while the let runs.

Need somewhere for one job, for weeks or months? That is contractor accommodation.

Who should the options go to?

I will come back to arrange a call about the brief.

[01]Who it suits

Built for a presence,not a project.

A corporate let suits a company that will be in one area for years and has a steady number of people there at any one time. Rather than booking stay after stay, the company holds one house and moves its people through it.

[01]

Long programmes

Contractors and engineering firms on programmes measured in years, with crews rotating on and off site.

[02]

Regional teams

Companies with an office, depot or plant in the area and people who come in from elsewhere week by week.

[03]

Rotating specialists

Field engineers, auditors and technical teams who return to the same place on a regular cycle.

[04]

Placements and secondments

Organisations that bring people in on fixed terms, one after another, to the same location.

If the need is one job with an end date, contractor accommodation is usually the better route.

[02]How it works

From brief to keys, then still here.

The brief[01]

You send the brief

Where your people work, how many at a time, how long you expect to be there, furnished or unfurnished, and anything the house must have.

The shortlist[02]

Houses that fit

Each one checked against the list below before it reaches you, so the shortlist is a decision rather than a research project.

Viewings[03]

You see them

You, or someone you nominate, see the shortlisted houses. I arrange the viewings.

Referencing[04]

Your company is referenced

The landlord references your company as the tenant. I tell you what will be asked for and chase it through.

Contract[05]

A standard corporate let

Your company is named as tenant. I check the terms match what was agreed, and your own advisers can review it before you sign.

Handover[06]

Keys on the agreed date

Keys, inventory and check in arranged so your first people move in on the day.

Ongoing[07]

One point of contact

For the length of the let: issues to raise with the landlord, changes in who is staying, renewal and the end of the term.

[03]Checked before it reaches you

Every house,every time.

A listing is a claim. These are the checks I run on every house before it goes on your shortlist.

  1. A whole property. Let in full to your company, never shared.
  2. Distance from where your people work. Measured from your site or office, not the town centre.
  3. Parking. Spaces for the vehicles your people bring.
  4. Bedrooms and bathrooms. Matched to how many stay at any one time.
  5. Furnished or unfurnished, as briefed. And what is included, written down.
  6. Safety paperwork. Current gas safety certificate, electrical report and EPC, and working smoke and carbon monoxide alarms.
  7. Licensing. Whether the house or the area needs a licence for the way it will be occupied, and that the house has it.
  8. The landlord's terms. A company tenant, people rotating in and out, and the length of let you need.

[04]How I am paid, said plainly

A fee to place it,a fee to keep it running.

This route is paid for by the company. There is a fee when a house is placed, then a monthly fee for as long as the let runs, which covers being your point of contact through the let.

Both are set out in writing and agreed before any search starts. The rent is paid under the let contract and is separate from my fees.

[05]Start with the brief

Tell me where they work, not the house.

Where your people work, how many at a time, and how long you expect to be there. I will come back to arrange a call and talk the brief through.

[FAQ]Common questions

Straight answers.

What is a corporate let?

A house let to a company rather than a person. The company is the tenant and signs the contract, and its people live there.

How long is a corporate let?

Typically three to five years. The length, and any break points, are agreed with the landlord before you sign.

Furnished or unfurnished?

Either. Say which in the brief; what is included is written into the let.

Can different people stay over time?

Yes, that is the point of the route. The landlord agrees to people rotating in and out before the contract is signed.

Who pays you?

The company: a fee on placement and a monthly fee while the let runs, both agreed in writing before work starts.

Which areas do you cover?

Manchester and Greater Manchester first, with Lancashire and the wider North West on brief.

How is this different from contractor accommodation?

Contractor accommodation is for one job, two weeks to around two years, and costs you nothing because the host pays me. A corporate let is for a presence measured in years: your company holds the let and pays a fee.
