[RM]Refurbishment management

Your refurbishment,managed.

Refurbishment management for landlords and investors across Greater Manchester and East Lancashire. I manage the process for you: the schedule of works, the quotes, the programme, the site visits, the invoices and the handover. A main contractor does the work and warrants it. You pay the trades direct and I check every invoice before you do, so I never hold your money.

[04]What I do not do

I coordinatethe people who do.

I do not design, build, buy materials in my name, apply for building control or certify workmanship. You remain the client under the Construction (Design and Management) Regulations 2015 and I act as your agent. The main contractor runs the site as principal contractor. I put those roles in writing at the start.

[05]Reporting

Every Friday.

A short update and a full report: status, progress against the programme, the money (budget, approved changes, committed, paid, forecast final cost), decisions I need from you, risks and photos. Every figure in the report comes from the job record, and anything missing is shown as missing.

Coverage: Greater Manchester and East Lancashire for site-based work. Further afield by agreement. Buying first? See Buy and refurbish.
