My background is acquisitions and development appraisal on residential and mixed use schemes. Most of that work is proving why a deal does not stack before anyone spends money finding out.
That is the habit a client is buying. A buy box is not a wish list, it is a filter, and most of the job is applying it honestly to properties that look good in a photograph. Every property I put forward has already been through the numbers, and you see the ones that nearly made it and why they did not.
Alongside that I have run rent to serviced accommodation in Manchester, negotiated company lets and operating leases with landlords and their agents, and appraised block level portfolios. The accommodation side of KJP came out of that work: I already knew the operators, and site managers kept asking the same question about housing crews.
