[EX]Exit planning

Choose the exitfirst.

Exit planning means choosing the way out of a property before you buy it. For investors buying across Manchester and the North West, I build the appraisal around the exit you want and specify the refurbishment to suit it. Where it helps, I can introduce you to people who take on that kind of property, always disclosed in writing.

[01]The routes

Four ways out,one plan.

A property is only as good as the way out of it. The route decides the appraisal, the spec and who needs to be in the conversation early.

Sheet 04 / Block plan / One plan, four routes
Route A[01]

Lease to an operator

Company-let and serviced accommodation operators take whole homes on multi-year leases, usually at a fixed monthly rent and with the operator managing the property. Terms can often be agreed before the works finish, so the spec matches what the operator needs.

Route B[02]

Supported or social housing

Registered providers and specialist landlords lease or buy homes built to their standards. The appraisal is built around their room sizes, spec and the local housing allowance.

Route C[03]

Long let or sale

A conventional let through a letting agent, or a sale on the open market or to another investor.

Route D[04]

Refinance and hold

For a buy, refurbish, refinance plan, the works are specified and evidenced with the lender's valuation in mind.

[02]How introductions work

Disclosed in writing,every time.

I will only introduce you to a party where it fits the exit you have chosen. If anyone would pay me in connection with an introduction, I tell you in writing who, why and how much before I make it, and I do not accept it without your written acknowledgement.

Connected party: I hold an acquisitions role with a serviced accommodation and company-let operator. Where that operator could take on a property I present to you, I tell you in writing before any negotiation, and you are free to choose any other route.

What exit planning is not: it is not a promise that any operator, provider or buyer will take the property, or on what terms. It is the work of designing the purchase and the refurbishment so that the route you want is open.

[FAQ]Common questions

Straight answers.

Can you promise an operator or provider will take the property?

No. I build the purchase and the refurbishment so that the route is open, and I can make introductions, but terms are for you and them to agree.

Do you earn anything from introductions?

If anyone would pay me, I tell you in writing who, why and how much before I make the introduction, and I will not accept it without your written acknowledgement.

Are you connected to an operator?

Yes. I hold an acquisitions role with a serviced accommodation and company-let operator, and I disclose that in writing wherever it is relevant.

Is exit planning a separate service?

It is built into the deal appraisal, buy and refurbish and done for you, at no charge to you.
