[AC]Accommodation
Whole properties,without the legwork.
KJP Property finds contractor and company accommodation across Manchester and the North: whole houses for crews, teams and displaced households staying two weeks or longer. Send the town, the dates and how many. Within 48 hours you get two or three properties near the job, each with a cost per head per night. The search is free to the company. I am paid by the host.
No cost to you. I am paid by the host.
Minimum stay two weeks. For anything shorter a hotel is usually the better answer, and I will tell you so. Hotel or house: how to choose.

Finding it issomebody's job.
And it usually lands on whoever is least able to say no. A site manager running two jobs. A PA. An ops coordinator. Someone in procurement who has never booked a house in their life.
It is hours of trawling listings, messaging hosts who do not reply, comparing rates that are not actually comparable, and then doing the whole thing again when a booking falls over the week before mobilisation. It never appears on a budget line, because it is paid for in somebody's afternoons.
That is the job I take. You send the brief once and you are out of it.
[02]What you get
One brief in,options back.
You send the brief once
Town or site, dates, how many, and anything non negotiable. By the form above, WhatsApp, email or a call. If I need more I will ask, once.
I do the looking
My own host list first, then the open market. Availability is confirmed before anything reaches you, so nothing on your shortlist is already gone.
Two or three houses within 48 hours
Each checked against the list below, with a cost per head per night and the total for the actual stay, not a headline rate. A decision, rather than a research project.
I handle the back and forth
The questions, the terms, and the awkward ones about van access and whether six trades are alright in a three bed. You are not in that thread.
One number if it changes
Dates move, headcount changes, somebody needs another fortnight. You tell me, not five different hosts.
Every house,every time.
A listing is a claim. These are the checks I run on every house before it goes on your shortlist, because they are the things a booking site cannot filter for.
- [01]
A whole property
The whole house or apartment, one booking. Never room by room, never shared with strangers.
- [02]
Distance from the job
Measured from your site or workplace, not the town centre. Closest first.
- [03]
Parking and van access
Enough spaces for the vehicles coming, and room for a van where a crew needs one.
- [04]
Secure storage
Somewhere safe for tools and kit, where the brief needs it.
- [05]
The length of stay
Confirmed that the host takes your dates in full. A weekend listing is not a six week listing.
- [06]
Beds against the brief
Bedrooms, beds and bathrooms matched to the people coming. A sofa bed only counts if you said it could.
- [07]
Price against the platform
The cost per head per night set against what the same stay would cost through a booking platform, so the saving is real.
Anyone paying for a hotelthey are living in.
[01]Construction and trades
M&E, fit-out, steel, roofing, scaffolding, piling and main contractors on multi week and multi month jobs. Parking, van access and secure storage for tools are the first things I ask about.
[02]Infrastructure crews
Rail, utilities, energy, telecoms and highways teams who move from site to site. Houses picked by distance to the job, booked for as long as the job runs.
[03]Insurance and displaced households
For loss adjusters, assessors and repair contractors. A family sized house near school and work while the repair is done, matched to the repair timeline rather than an open ended hotel bill.
[04]Film, events and field teams
Production crews on location, build and touring crews, and field engineers away for weeks at a time. One booking for the length of the shoot, the run or the contract.
[05]Companies placing staff
Secondments, project teams and relocations, where people need somewhere real while the job or the move settles. A whole property for a team, not four hotel rooms.
Two weeks isthe floor.
This is a search service for stays of a fortnight and up. Below that, the numbers stop working for everybody in the chain.
The saving against a hotel is too thin to justify a proper search. A host with a good property would rather hold the dates for a weekend booking than block them for four nights at a corporate rate. And you would spend longer writing me a brief than you would spend booking it yourself.
So if you need three nights, book a hotel. I would rather say that than take the brief, run the search and hand you something that was never going to beat what you could have booked in ten minutes. Where it earns its place is the multi week and multi month stay, and that is the only place I work.
And the search costsyou nothing.
No fee, no mark up, no commission from your side. A bespoke search, run properly, at no charge to the company paying for the accommodation.
I am paid by the host, out of what they would otherwise have lost to booking platform fees. That is the entire mechanism, and it is why you pay less than the platform would charge while the host still earns more than the platform would leave them. Nobody is being squeezed to make the numbers work.
KJP Property acts as an introduction and referral service. I do not handle bookings, payments, or the contract between the two parties.
One crew, 161 nights.
Around £358 a month on this placement, with the host still earning more than the platform would have left them. Figures are from an actual placement and will vary by property, dates and party size.
Tell me the situation, not the property.
Town or site, start date, how long, how many, and anything that is non negotiable: parking and secure storage for a site team, family sized and near a school for a displaced household. Two or three options come back within 48 hours, each with a cost per head per night. Two weeks ahead is the right time to ask, sooner if it is urgent.
One thing to check before you write it: the stay needs to be two weeks or longer. That is the point below which a search stops paying for itself, for you and for the host.
Straight answers.
What is the minimum stay?
Two weeks. For anything shorter, a hotel is usually the better answer, and I will tell you so.
How much does the search cost?
Nothing for the company. There is no fee, mark up or commission on your side. I am paid by the host, out of what they would otherwise lose to booking platform fees.
How quickly will I get options?
Within 48 hours you will have two or three whole houses near the job. Each shows a cost per head per night and the total for your stay. Two weeks ahead is the best time to ask, or sooner if it is urgent.
Who is it for?
Construction and trades, infrastructure crews, insurance and displaced households, film, events and field teams, and companies placing staff.
What do you check before a house reaches me?
That it is a whole property, its distance from the job, parking and van access, secure storage, that the host takes your full dates, beds against the brief, and the price against a booking platform.
Do you handle the booking or payment?
No. KJP Property is an introduction and referral service. It does not handle bookings, payments or the contract between the two parties.
I own a property. Can I join the host list?
Yes, if it is let as a whole property for stays of two weeks or longer and has the safety certificates, alarms, insurance and basics listed on this page. Joining does not promise bookings. Every placement is agreed case by case.
Longer stays,fewer changeovers.
I keep a list of hosts for stays of two weeks and up. Join it and I come to you when a job near your property needs one. Fewer turnarounds, less wear, and a stay that is not carrying a booking platform's cut.
What a property needs to be put forward
- Let as a whole property, one booking at a time
- Current gas safety certificate and electrical safety report
- Working smoke and carbon monoxide alarms
- Broadband, a working kitchen and somewhere to wash and dry clothes
- Parking on site or close by, and van access if you can offer it
- Insurance that covers the way the property is let
- Available for stays of two weeks or longer
I am paid by the host, and the terms are agreed with you before any placement. Joining the list is not a promise of bookings, and every placement is agreed case by case.
