[DA]Deal appraisal

A second pair of eyeson the numbers.

A deal appraisal is an independent, fixed-fee check of a property deal you already have, whether it came from a sourcer, an agent or your own search. I check every figure I can verify, test it on a lower valuation, a lower rent and longer works, and tell you plainly whether I would proceed. Viewings across Greater Manchester and East Lancashire.

[01]Why a second opinion

Whose numbersare these?

If someone has sent you a deal, the numbers were prepared by the person who is paid when you buy it. I appraise it for you instead.

I am not competing with the person who sent it. I am checking it, for you, before your money is committed. If the deal is good, I will say so, and you can proceed on your own or instruct me to buy it for you.

Every figure,marked up.

[03]What you receive

Proceed, renegotiateor walk away.

Visit[01]

A viewing

I view the property and estimate the works, so the appraisal is not built on photographs.

Report[02]

A written appraisal

Within an agreed number of working days, every figure tested on the downside.

Call[03]

A short call

We go through it together, including the parts that nearly worked and why they did not.

Decision[04]

A clear view

Proceed, renegotiate or walk away, said plainly.

[04]What it is not

Not a valuation,not advice.

It is not a RICS valuation or a survey, and it is not financial, legal or tax advice. A lender will not rely on it. If the deal needs a survey or a solicitor, I will say so.

Fee: a fixed fee per property, including a viewing and a works estimate, confirmed in writing before I start. If you then instruct me to buy within three months, the fee is credited in full against the buyers agency fee. How fees work.
