Buying agentor sourcer?

A property sourcer finds a deal and sells it to you. A buying agent is instructed by you first and acts only for you. Use a sourcer if you want a packaged deal and are confident checking the numbers yourself. Use a buying agent if you want someone on your side before the deal exists, testing every figure and willing to tell you no. KJP Property is a buying agent in Manchester and the North West, and only works the second way.

Who the person finding itworks for.

Both can find you good property. The difference is who instructs them, what you are paying for, and what happens when the honest answer is no.

[02]How each is paid

Follow the fee.

A sourcer usually charges a sourcing fee for the deal, paid when you reserve or exchange, so the fee depends on the deal going ahead.

A buying agent is paid by the buyer, under a written agreement set out before any work starts. KJP is paid by the investor, never by a seller, and if a purchase falls through there is nothing more to pay. How each KJP fee works.

[03]Already have a deal?

Get it checkedbefore you commit.

If a sourcer has already sent you a deal pack, you do not have to choose. A deal appraisal is an independent, fixed-fee check of the numbers, with a plain answer: proceed, renegotiate or walk away.

[FAQ]Common questions

Straight answers.

Is a property sourcer the same as a buying agent?

No. A sourcer finds a deal and sells it to a buyer. A buying agent is instructed by a buyer first, in writing, and acts only for them.

Can I use both?

Yes. If a sourcer has sent you a deal, a buying agent can appraise it before you commit. That is what a KJP deal appraisal is for.

Which should I use?

A sourcer if you want a packaged deal and are confident checking it yourself. A buying agent if you want someone testing the numbers on your side before you commit.

How is KJP paid?

By the investor, never by a seller, agreed in writing before any work starts. If a purchase falls through, there is nothing more to pay beyond any engagement fee already agreed.

Which areas does KJP cover?

Manchester, Greater Manchester, East Lancashire and the North West, with viewings across Greater Manchester and East Lancashire.
